General Description and Classification Standards
Manages tenant contractual obligations, revenue-maximization and operational aspects of concession tenants and develops new non-airline sources of revenue This is an experienced managerial level charged with responsibility for one or more activities within a department. Position manages a large group of employees, typically with intermediate supervisors, or a smaller group of specialized professional employees. Areas of responsibility are typically unique within the department.
Normally receives guidance regarding overall mission, short-term and mid-term objectives, scheduling, unusual priorities, etc. but is free to set work methods, timetables, performance standards, etc.
Essential Duties & Responsibilities
These are typical responsibilities for this position and should not be construed as exclusive or all inclusive. May perform other duties as assigned.
Manages day-to-day & long-term operations of concessions locations airport-wide. Facilitates resolution of concessionaires operational issues, including facility disruptions, logistics, access and compliance with TSA security directives.
Manages comprehensive economic plans as they relate to the concessions department including, pricing and utilization to ensure maximum commercial development revenues.
Manages leases and contracts to ensure complete compliance and verifies contract specifics and airport provided services; reports findings with a corrective action plan.
Assures full contract compliance for prime concessionaire unit locations, subtenant locations, and independent concession leases. Addresses contractual issues that may be specific to airport businesses.
Prepares all lease documents for new leases, amendments, extensions and holdovers. Performs regular quality assurance inspections of each concessions unit and assures “first class, like-new condition” for all concession tenant facilities.
Works with existing tenants to expand offerings and increase sales potential. Negotiates lease terms with new tenants and develops lease documents for Legal review prior to execution.
Directs efforts of contracted consultants in project related work. Executes procurement processes for the hiring of consultants to support new projects and other needs.

Has managerial authority over a group of professional employees and/or a group of professional, technical, or administrative employees with multiple intermediate supervisors and/or team leaders.
Knowledge, Skills & Abilities This is a partial listing of necessary knowledge, skills, and abilities required to perform the job successfully. It is not an exhaustive list.
Knowledge of lease agreements and mechanisms for enforcement of lease provisions; knowledge of retail business practices, airport revenue advertising programs, challenges of conducting profitable operations in an airport environment; knowledge of: Concessions design principles, construction and typical infrastructure issues; enplanement trends and passenger utilizations impacting on customer flow in concessions; knowledge of commercial real estate transactions including acquisition, sale, transfer, consent to sublease, easements, etc.; knowledge of industry standard methods of analyzing and depicting Demonstrated skills consistent with emergency coordination roles (training in NIMS, Incident Command, etc); skilled in using Microsoft Excel to develop and analyze multi-sheet linked financial analyses. Ability to demonstrate effective negotiation and conflict management skills and a cooperative team player work style; ability to write concisely and clearly for a variety of mediums such as lease correspondence, procurement scopes of work, concessions promotional materials; ability to prepare presentations, deliver information verbally for small and large groups of internal or external audiences; ability to analyze sales data for trends and forecasting, weigh airport operational needs with revenue
Minimum Qualifications – Education and Experience
Bachelor’s degree in Business, Marketing or appropriate discipline (Equivalent professional experience may be considered for substitution for the required degree on an exception basis).
5 years' of leadership experience in tenant management or supervisor (of professionals) or equivalent role in a related area.
Preferred Education & Experience
Masters degree in Business, Marketing or related area and 2-3 years' of directly related tenant management work.
Licensures and Certifications
Property Management Certifications are desirable.
